May I install a satellite dish?

You must submit a written request for approval to the Architectural Control Committee which indicates the location and specifications. The Committee may approve small (approximately 18 inch diameter or less) direct satellite dishes.

May I store a motor home (boat, or other vehicle) in my driveway, or on the street?

No mobile home, motor home, recreational vehicle, trailer of any kind, truck larger than _ ton, camper, boat, permanent tent or similar structure shall be parked, kept, maintained or repaired upon any property or street (public or private) within the subdivision. However, it may be parked inside a garage.

May I have a basketball goal?

You may have a basketball goal in your backyard. No basketball goals shall be attached to the front of any dwelling or garage. Portable goals may be used in driveways.

I notice that a neighbor may not be aware of one of the subdivision restrictions. What do I do?

In your closing documents you received a Restrictive Covenants Infraction Notice (Incoming) form. Please complete the form describing the suspected infraction and forward to the Architectural Committee (address below). They will address the issue from there. The form does require the name of the party reporting the infraction, however, that information is for internal use only and will not be disclosed.

I received a Restrictive Covenants Infraction Notice. Now what do I do?

If you receive a Restrictive Covenants Infraction Notice (Outgoing) it means that there is something being done which violates the Restrictive Covenants. The Architectural Control Committee makes frequent inspections of the subdivision and will notify you via Notice if there is something that needs to be corrected. Some examples are infractions are the failure to properly maintain the yard, failure to install landscaping/driveways in a timely manner, failure to obtain the necessary approvals for sheds, satellite dishes, etc. You should promptly respond to any Notice received to make arrangements to correct the infraction. The intention of the Architectural Control Committee is to ensure that all lot owners abide by the restrictive covenants to allow the proper enjoyment of the property and maintain property values throughout the subdivision.

What happens if I do not pay my dues on time?

At the beginning of each year we send letters to all homeowners which state the amount each homeowner owes in assessments for the year and the date the assessments must be paid. If dues are not received by that date, the association may 1) hire an attorney for collection of the amount, 2) file a lawsuit to recover the assessment obligation plus attorney fees, court costs, cost of collection and 18% interest from the delinquent date, 3) file a lien on the lot to secure payment, there is a $100 lien preparation fee and a $50 lien release fee is a lien is filed, in addition to any attorney fee.

I would like to make an addition or change to my home. What do I have to do?

Any structure, improvements or alteration to the exterior of your home must be submitted to the Architectural Control Committee (address below) for approval prior to construction. You must submit complete plans, specifications, a plot plan showing exterior design, height, building material and color scheme, the location of the structure on the lot plotted horizontally and vertically, the location of driveways and fencing. The Committee shall approve or disapprove within 30 days after receipt.

I paid for a mailbox / lamp post at closing and I’m ready to move in? How do I get my mailbox / lamp post installed?

Included with your closing documents you received a Mailbox / Lamp Post Request Form. Complete the form and return to the Architectural Control Committee (address below). If a lamp post was included it is typically required that your builder install the lamp post. Please remember to allow up to two (2) weeks for the installation from the date of receipt of your request. Your request may be mailed or faxed (fax number below), but verbal requests will not be allowed since the money escrowed at closing for the payment of these items may only be released with your signature.

How do I get approval to install a fence?

The Caledonia Conservation Subdivision Ordinance prohibits fences within Conservation Subdivisions. Prairie Pathways is a Conservation Subdivision, therefore, perimeter fencing is not allowed.
