Please know that we care about the nature of the communities that we develop. There are restrictions on the kind of homes that can be built in Prairie Pathways, including the following:
Architectural Control Committee
Approval is required for all home plans and exterior accessory buildings. Two copies of the blueprints and two copies of the survey are required for submission. The Committee has 30 days to review. Please plan accordingly.
House Sizes, Architectural Requirements, Setbacks
• Every house shall have a minimum 6/12 roof pitch; some brick or stone
on the front elevation in an amount approved by the ACC; and at least one
window on each elevation (ACC may require more at their discretion). Exterior
architectural detail of all homes will be closely monitored.
• There is a minimum size for homes:
- 1,400 sq. ft. min for 1-story homes
- 1,600 sq. ft. min for 1.5-story homes
- 1,700 sq. ft. min for 2-story homes
• Architectural shingles required.
• Every home shall have minimum front and rear yard setbacks of 25 feet. Side yard setbacks shall be 17 feet (9 on one side and 8 on the other). Corner lots require a side yard setback of 25 feet from the lot line adjacent to the street. Note: Side yard setbacks may be reduced by Developer with approval of Racine County & Town of Caledonia. Some side yard setbacks may exceed those shown above due to utility and drainage easements. Those setbacks may NOT be modified.
